Why I Do Things Differently

Long before I was helping clients buy and sell homes, I was working on them.

Working on and repairing homes has been part of my life since high school. Before becoming a Realtor, it was the only profession I ever worked in, and I continued that work after moving to Central Texas in 2010 while earning my degree at Texas State University.

Those years gave me a practical understanding of how homes function, what separates a well-maintained home from one that requires attention, and the details that can make a meaningful difference when buying or selling. That hands-on background allows me to evaluate properties from a perspective that goes beyond contracts and market data.

Today, I bring that experience into every transaction—whether I’m evaluating a property's condition, developing a pricing strategy, or negotiating on your behalf.

“Doug's communication skills stood out; he consistently provided timely updates, keeping us in the loop every step of the way. His deep understanding of the challenging and ever-evolving housing market ensured that we were well-informed and prepared for all possibilities.”

The Difference You Can Expect

Buying or selling a home is about more than completing a transaction. It’s about having the right guidance, a thoughtful strategy, and someone you can trust to advocate for your best interests from beginning to end.

Honest Advice

I’ll always tell you what I genuinely believe is in your best interest- even when it’s not the easiest thing to hear. If I think a home is overpriced, a listing strategy needs to change, or waiting is the smarter decision, I’ll tell you. My responsibility isn’t to tell you what you want to hear. It’s to help you make the right decision for your goals.

Thoughtful Strategy

No two clients and no two transactions are exactly alike. That’s why I don’t believe in one-size-fits-all advice.

Whether we’re deciding how to price a home, evaluating an offer, or determining the right time to buy, every recommendation I make is based on your goals, the current market, and a clear strategy designed to put you in the strongest possible position.

The right move isn’t always the fastest one. It’s the one that gives you the best opportunity to achieve the outcome you’re looking for.

Strong Negotiation

A strong negotiation isn’t just about getting the highest price or the lowest offer. It’s about protecting your interests while keeping the transaction moving toward a successful closing.

From purchase price and repairs to contract terms and timelines, I approach every negotiation with preparation, professionalism, and a clear understanding of what matters most to you.

Consistent Communication

Buying or selling a home can be stressful enough without wondering what’s happening next. I believe communication should be proactive, not reactive.

One thing my clients quickly learn is that I’m easy to reach. I answer my phone, I return calls, and I respond to texts because questions don’t just come up during business hours. When you need an answer, you shouldn’t have to wonder when you’ll hear back.

Throughout the process, I’ll keep you informed, explain what matters, and make sure you know what to expect before the next step—not after.
